About You The Lease Administrator will be responsible for the day-to-day activities related to data and file management of the real estate lease portfolio. The Lease Administrator is also responsible for processing, directing, and responding to lease-related correspondence, and other related administrative functions as needed.

Processing lease administration database changes to ensure accurate reporting
Coordinating and processing of monthly rent payments and weekly miscellaneous landlord billings
Opening and processing of all mail received from landlords on a daily basis
Processing all year-end Common Area Maintenance and Additional Rent reconciliations, including reviewing for lease compliance and disputing overcharges with Landlords
Reviewing and reconciling landlord rent accounts on a routine basis
Collecting third party sublease rents
Managing relationships with third party vendors to ensure utility payments are processed accurately and in a timely manner
Generating and transmitting monthly sales reports and corresponding percentage rent payments
Collaboration with the construction team to ensure that Tenant Improvement Allowances are submitted and received. This includes reviewing the lease to ensure that necessary documentation is assembled in the TI packet
Review and process all Estoppel, SNDA and other lease inquires
Review and analysis of lease issues presented. Including collaboration with the lease team and legal counsel on needed resolution
Collaborate with the accounting team to ensure that lease modifications are updated in our database and that accounting for leases is accurate
Interpreting and abstracting lease language into lease management software
Maintaining lease documents within the system as well as physical lease files
Communicating with restaurant managers and facility managers regarding any landlord correspondence and assisting with lease research as needed
Other duties and projects as required for the success of the department and Noodles & Company
What You Bring to the Team
A bachelor’s degree in business, accounting, or real estate, or an equivalent combination of education and experience, is required
2-3 years of experience in lease administration preferred
Basic knowledge of general accounting and retail leases preferred
Excellent accuracy skills with attention to detail and deadlines
Strong organizational, analytical, and problem-solving skills
Ability to work independently and handle multiple tasks concurrently
Strong verbal and written communication skills
Computer proficiency in Microsoft applications including but not limited to MS Outlook, MS Excel, MS Office, and SharePoint
Experience with general accounting software
Experience with Lucernex or other lease management software, and multi-unit retail experience is a plus.
Flexibility, eagerness to learn, and a desire to work in a fast-paced and evolving organization
This is a hybrid role with 2-3 days per week in our Support Office in Broomfield, Colorado. We’re seeking candidates who either reside locally or are open to relocating.
